Adam Riley is the President of LTD Contracting, a custom home builder and remodeling contractor based in Punta Gorda, Florida. With over 20 years of experience in the construction industry, LTD Contracting was formed in 2015 to bring a commitment to quality, integrity, and personalized service to homeowners across Southwest Florida.

Over the years, LTD has grown into a trusted name in the region, known for thoughtful craftsmanship, designs tailored to each homeowner's vision, and a team that stays engaged from start to finish. Adam's hands-on involvement and deep knowledge of the trade mean clients always have a knowledgeable, approachable partner guiding them through every step — whether it's a new custom build, an extensive renovation, or a commercial project.

How far in advance should I book my project?
We recommend reaching out 6 to 12 months in advance. This allows the proper amount of time to plan for permitting, pre-construction logistics, and design decisions. The more complex the project, the more lead time we advise to ensure a smooth and efficient process.
What are your budget requirements?
Our expansive full-home renovation projects typically start at $250k+. Our custom new builds and spec homes typically start at $400k+. Our focus is on projects that require a high level of craftsmanship, thoughtful planning, and architectural integrity. Kindly Note — we do not take on kitchen or bath remodels, partial renovations, or cosmetic refreshes. Our strength lies in building from the ground up — or reimagining a full home. Our custom multifamily development projects costs vary.
What areas do you serve?
We work throughout Southwest Florida. Our core service areas include Punta Gorda, Punta Gorda Isles, Port Charlotte, North Port, Englewood, and the surrounding Charlotte County region. We also take on select projects in Sarasota, Lee, and DeSoto counties.
What types of projects do you take on?
We specialize in custom new builds, full-scale renovations (whole homes), and custom multifamily developments.
Do you manage permits and approvals?
Yes. We handle all aspects of permitting, zoning, code compliance, and approvals, including the stamping and sealing of plans. Our experience navigating the local permitting process allows us to streamline this phase of your project and reduce unnecessary delays.
How long does a typical project take?
Project timelines depend on scope, site conditions, and permitting. On average, our custom new builds take 11-12 months, but can vary based on complexity. During our discovery process, we'll outline a tailored project timeline based on your goals.
